Should I select the block or the home first?

The decision between choosing a block or a home initially hinges on an individual’s unique circumstances. If someone has already identified their ideal location, our focus shifts to locating a home that aligns with their preferences and the chosen block. Conversely, it’s not uncommon for someone to be captivated by a display home’s design. In such instances, we collaborate to discover the ideal block that complements their dream home design.

What are the benefits of building with a Steel frame?

We build using TRUECORE® steel Frames which are proudly produced by BlueScope Steel. There are many benefits as to why we also choose to use house frames made from TRUECORE® steel, some such as;

  • Will not twist, warp, or shrink.
  • Are non-combustible and won’t contribute to house fires.
  • Its superior strength ensures its longevity.
  • Customisable lengths are light weight.
  • 100% Termite and borer proof.

What is a Biax pod?

Biax pods are an eco-friendly foundation system which a far more sustainable and stronger option. Traditionally, concrete foundations use a waffle pod system, made from polystyrene.

Unlike old-style waffle pods which use foam, Biax pods are made from 100% recycled material and are 100% recyclable.

In transitioning to the far more eco-friendly Biax pods, Fairmont Homes NSW is creating reinforced concrete slabs which are stronger than traditional systems and reduce the amount of concrete required, providing greater longevity on builds.

What is a Screw Pier?

Katana screw piles are a more durable and eco-friendly method of constructing a structural foundation than traditional concrete bored piers.

It is made with high-tensile steel to deliver high-performance foundations.

Screw piles transfer the structural loads to a firm stratum, providing a significantly stronger foundation than concrete poured piers.

What is DA and CDC?

DA is the permit lodgement method under your Local Governing Authority Council. The application process may be smooth and simple or, more timely, depending on the complexity of your project and the requirements of the council. DA’s are suitable for complex developments that don’t meet all the requirements for Complying Development Code.

CDC is Complying Development Code. Complying development is development that goes through a fast-track planning and building approval process that councils or private certifiers assess. It is development that is specified in a complying development code and meets the specified standards for that development.

Do you have reliable trades and suppliers?

What is a BAL rating?

A Bushfire Attack Level (BAL) rating is an Australian standard that evaluates the susceptibility of a structure to bushfire exposure. It serves as the basis for ascertaining the construction and building prerequisites essential for safeguarding your home to meet the minimum standards in bushfire prone areas.

What is a soil classification?

A soil classification is a report prepared by suitability qualified engineers that details the inclusions of your site and is based on the expected movement of the foundation soils – generally related to the capacity of the soil to shrink or swell. The most common soil classifications are as follows:

  • Class M
    Moderately reactive Clay or Silt sites which can experience moderate ground movement from moisture changes.

  • Class H1 / H2
    Highly reactive clay sites. Can experience high ground movement from moisture changes.

  • Class E
    Extremely reactive sites. Can experience extreme ground movement from moisture changes.

  • Class P
    A problem site. This can include soft soils, such as soft clay or silt, varying depths of fill, loose sands, landslips, mine subsistence, collapsing soils, soils subject to erosion, reactive sites subject to abnormal moisture conditions, or sites which cannot be classified otherwise.

What is BASIX?

Building Sustainability Index (BASIX) is designed to assess building design’s potential performance against a range of sustainability indices including thermal comfort, energy, water use and embodied emissions.

When do I get to select the colours and internal finishes to my home?

Once you conclude your Sales journey with your Building and Design Consultant by completing your New Home Tender acceptance and signing of the required HIA Agreement, the next exciting step is the Pre-Construction phase with Project Delivery and at this time you are booked in for your one-on-one Selection Appointments to turn your dream home into a reality!

Do you build Duplexes and Dual Living homes?

YES! We have a great range of Standard Home Designs, and countless Custom Design options, for detached duplex homes, attached duplex homes, and many Dual Living designs – so if keeping the family all on the one property, or trying to create a passive income using your large Lot & Location is important to you, our expert Building and Design Consultant’s will help guide you through this process every step of the way.
