What is GreenSmart certification?

Established in 1999 by the Housing Industry Association (HIA), GreenSmart is the country’s first sustainable building program designed for the residential building industry. This leading industry initiative drives sustainable house and land developments, endeavouring to make environmentally responsible housing mainstream. It aims to deliver sustainability outcomes across the board and encompasses the processes of all involved in the building process, from product and appliance manufacturers, to trades and the home’s occupants themselves.

The GreenSmart Advantage

Building a GreenSmart home with Fairmont Homes NSW means not only will your new home have a far lighter environmental impact throughout the build process, but its smart design and carefully selected features will deliver sustainability and financial benefits for years to come.

As part of the accreditation process, Fairmont Homes NSW gained invaluable insight into the best ways to improve the environmental impact of residential properties.

It’s why, at Fairmont Homes NSW, consideration is given to every aspect of a new build, extending to features such as:

Heating and cooling naturally – Passive design principles such as considering the site’s orientation and maximising cooling air movement during summer can made a huge impact on your home’s internal temperature, reducing reliance on mechanical heating or cooling.

Insulation – Insulation acts as a barrier to heat and helps to keep your home cool in summer and warm in winter. The most efficient time to install insulation is during construction.

Lighting – GreenSmart homes promote natural lighting while being strategic about the placement, type and number of lights installed in each of the property’s rooms.

Hot water systems – Water heating is responsible for around 25% of household energy consumption, which is why the choice of system has a significant impact on energy costs and greenhouse gas emissions.

Glazing and framing – Poorly designed windows, skylights and glazed surfaces can make your home too hot or too cold. If designed correctly, they’ll help maintain year-round comfort, reducing or eliminating the need for artificial heating and cooling.

Construction materials – Being resource efficient in material selection can have a massive impact on the environmental impacts of a home. Using raw, reconstituted or recycled materials for cabinetry and bench tops in your home can conserve natural resources and reduce energy, water, pollution and landfill.

Water conservation – From water efficient shower heads to choosing drought-resistant plants and installing rainwater tanks and reused wastewater systems, there are plenty of ways to conserve water in your home. These small switches result in a reduced household demand for water and less reliance on mains water supply.

The benefits of building a GreenSmart home are both environmental and economic. They include:

Reduced construction costs, thanks to reduced waste and the efficient use of materials
Reduced running costs, over the property’s lifetime
Reduced greenhouse gas emissions
Less construction waste, which leads to less landfill
Avoiding use of non-renewable materials
The ability for homeowners to waste less and recycle more
Increased personal comfort in the property
Cleaner indoor quality, creating a healthier home.

In today’s economic climate, where the cost of living continues to escalate, home owners are looking for whatever financial relief they can find. Thankfully, investing in a GreenSmart home means you no longer have to choose between what’s best for the planet and what’s best for your budget.
